Piedmont Physicians signs a 10-year lease for space in Senoia

By next spring, Senoia residents should be able to visit a doctor downtown and fill their prescriptions.
Piedmont Physicians has signed a 10-year lease for 48 Main St., said Scott Tigchelaar, president of Historic Development Ventures.
The doctor's office will occupy the top level of the three-story building, which will be located just across Seavy Street from HDV's first downtown building, now home to Redneck Gourmet.
Tigchelaar said Piedmont Newnan Hospital CEO Michael Bass wanted to emphasize his commitment to providing medical services in Senoia.
Tigchelaar appeared before the Senoia City Council Monday night to ask permission to close a portion of Baggarly Way for the construction. Baggarly Way will be closed from Seavy Street all the way to the fencing at the city's water tower. The road will be considered part of the construction zone, and the entire area will be fenced off. The road area is needed because there is very little room for construction staging, Tigchelaar told the council.
There will be gates at either end, Tigchelaar said. He is trying to lease an adjacent lot for the construction zone, as well. Most of the time, construction vehicles and workers' vehicles will be parked on other property owned or leased by HDV, not on the street. When there is a need to have a large vehicle on site, "We'll cordon off the street appropriately for as minimal a time as possible," Tigchelaar said.
The council approved the closing as long as city officials have keys to both gates.
Tigchelaar said after the meeting that he is in contact with several independent pharmacies in order to find one to locate on the main floor of the building. The basement area he envisions as small boutique space for various small shops, and parts of the main floor will function somewhat as a mall between the various tenants.
The new building will look like two side-by-side buildings, and the main elevator entrance will be located on Seavy Street, Tigchelaar said.
Construction should be significantly quicker than work on 42 Main St. It needs to be -- Piedmont wants to move in by March 1, 2009.
The main frame of the new building will be built with insulated concrete forms. Using the insulated forms will mean the work that took six moths on 42 Main St. will only take about nine weeks, Tigchelaar said. The materials also greatly reduce heating and cooling costs.
