The developers of Fischer Crossings want to expand the proposed development at Fischer Road and Ga. Highways 34/54 by approximately 40 acres, which will include the abandonment and relocation of a significant portion of Wynn's Pond Road.
At one time, the Fischer Crossings development would have encompassed three corners of the intersection of Ga. Hwy. 34 and Fischer Road, but the third corner is no longer part of the project.
A Sam's Club and a few smaller projects are proposed for the northwest corner. The construction of the Sam's Club is well under way.
The proposed changes for the Fischer Crossings development affect the northeast corner at Fischer/Hwy. 34, adjacent to Wynn's Pond. The front part of the property nearest Highway 34/54 was rezoned for commercial in 2006. As a condition of the zoning, no access to or disturbance of Wynn's Pond Road was to be allowed.
In 2007, approximately 40 acres, on the north side of Wynn's Pond Road, was approved for a decentralized sewer system to serve the two developments.
However, the developments will now be served by public sewer, through an agreement with the Coweta County Water and Sewerage Authority.
So the developers now want to rezone about half of that 40 acres to the north in order to enlarge the development.
Shown on the new site plan are a Kohl's department store, an arts and crafts store, a sporting goods store, and several other shops, in addition to the outparcels, a theater, and an aquatics center proposed for the front portion of the development.
Under the plans, a large portion of Wynn's Pond Road would be abandoned. The developers originally wanted Wynn's Pond residents to use the Hwy. 54 end of the road. However, according to Coweta County Planning Director Robert Tolleson, the Georgia Department of Transportation wouldn't grant a median break permit for the road. Therefore, the developer plans to reroute Wynn's Pond Road around the edge of the development for access to Fischer. To be allowed to move Wynn's Pond Road, the developers are asking that the condition prohibiting disturbance be removed.
Because the project qualifies as a "Development of Regional Impact," a new DRI study had to be completed. The DRI was approved Thursday by the Three Rivers Regional Commission.
Tolleson said Friday the rezoning petition is expected to be filed Wednesday. The request will likely go before the Coweta County Board of Commissioners in September.
The plan also calls for 21 acres to be used for soccer fields and a 12,522-square-foot daycare center. Both the day-care center and the soccer fields can be located on land zoned rural conservation, with a conditional use permit. Tolleson said it is his understanding that the request for the conditional use permit will be filed sometime in the future.

Building another Kohl's in Newnan is ridiculous!!!! There is already one 5-6 miles down the road. Looks to me like we're putting all these new businesses in to make it easier on the Peachtree City people. Their building resrictions are so tight, no one can build there. We will end up having more empty buildings in Newnan. County Commissioners need to get it together.

Gosh Newnan Resident - I agree with everything that you said AND how you said it - we have E-N-O-U-G-H vacant buildings! Thank you! You should be on one of the City Planning Committees, your sound ideas should be put to good use.
Has anyone thought of making a Property Available list - and keep it current & up-to-date?

Why not a Trader Joe's? We need a cheaper and fresher place to buy food instead of clothes. There are a million places to shop for clothes in Newnan - we don't need another Kohl's!!!!

I have to agree with the others.... WHY, WHY, WHY. We have a Kohls, we have 2 arts and craft stores, we don't need anything else in this county. Though I agree, Aldi would be nice, but they could move into the old SaveRite building ... if the owners there weren't so greedy and wanted WAY too much money for the building. Still charging pre-recession prices.....

True, what's with the Khol's? I have only been in that store once. Aldi would be much better. At least you can buy something from there.

what can't they use some of the
abandon building, leave some green space on that end of the county.Growth follow jobs. No jobs in the county so stop building retail.

I don't know why I bother writing this because I know every decision made by every commissioner is based on greed and tax revenue, not common sense -- but I will make a desperate plea to the commissioners to exercise a bit of common sense anyway.
I agree with the previous comments about these new places not being sustainable. Drive through the PetSmart shopping center and you'll see nearly everything is vacant or soon-to-be vacant. Old grocery stores just sit around all over town, rotting. And yet we keep clear-cutting hundreds of acres to build MORE that will ALSO be vacant in a year or two?
Developers are looking out for themselves and they will destroy our county, take their money and run. Anyone would have to be seriously greedy or seriously foolish to think we need anymore SHOPPING CENTERS in this town.

I said it over and over again. This will be the final nail in the coffin for Coweta County. This should have never been approved in the first place.
Guess what folks, this change to the original request was known about years ago, the original rezoning was just a band aid to get it done. Seymour will do whatever he wants because our county commissioners dont have any guts except to fight Starship.
Coweta will become Clayton County within 5 years. You heard it hear first.

Please stop this explosion of construction and more building.. We have enough vacant properties/buildings that are just sitting unused and overgrown.... And those vacant buildings started out just like this property is right now.. Enough is enough..

Commissioners read your writing.No changes to Wynn's road. Now beend down and comply with the developers wishes. Nothing new about this. The salve to cure the change is an offer of soccer fields?

Mike makes a good point: Coweta County is beautiful and a nice place to raise a family. Growth brings a lot of challenges with it - it seems like this development has had its share of problems and re-starts.
Question: what is going to happen to the new (but vacant buildings), that are already there? They are a reminder, 'why did we develop this area, in the 1st place?'

I agree with you Mike. In this economy who's to say those businesses are going to make it. Then they tore all that landscape down for no reason.

This growth sounds good but once you drive by and see the destruction and bareness of the intersection and Fisher rd. you begin to realize the impact this project is havingon the very thing people move here to enjoy. When we moved to Gwinnett County in 1978 there were fewer then 100,000 people and now there are over 800,000.Here's hoping our County Commissioners have better foresight and don't just count the tax dollars when approving new commercial growth.Having conveniences is one thing, Having everything at your doorstep is entirely different and much less enjoyable.

Mike, you make a good point - the developers are coming here, because Peachtree City has too stringent building restrictions.
No wonder - the current KOHL's location hardly has any traffic, now they want to build another one, five miles away?
The building in front of KOHL's (on Hwy 34) still sits vacant, for years - it housed a Carabba's Restaurant and then a seafood restaurant.
All the vacant buildings - then they want to build more?
Why?
